The Kenilworth Courts community is taking the next steps towards redevelopment.

The District of Columbia Housing Authority’s Board of Commissioners voted to apply for demolition and disposition permission from the U.S. Housing and Urban Development at its July monthly meeting.

DCHA and its development partners, The Michaels Development Company and The Warrenton Group, plan on conducting redevelopment of the Kenilworth Courts property in three phases. When finished, the new community will include up to 530 newly constructed residential housing units —including 290 public housing replacement units and additional affordable rental and homeownership housing units.

“We have a lot of families at Kenilworth Courts that include older adults,” said Interim Executive Director Nathan Bovelle. “As we rebuild these neighborhoods, we want to provide the opportunity for seniors and their families to stay in their communities.”

The first phase of redevelopment would include razing 88 units and building 167 units of new housing in two four-story buildings and townhomes. In this first phase, a 42-unit senior building will be located along Ponds Street and Kenilworth Avenue. Directly across Kenilworth Avenue will be a 67-unit multi-family building. Some 15 stacked flat apartment units and 44 townhouses also will be built.

Of those, approximately 118 would be replacement units of demolished public housing  units and 48 more would be for families earning no more than 60 percent of the area median income.

The 2016 AMI for Washington, D.C. as determined by the U.S. Department of Housing and Urban Department is $108,600 for a family of four.

”We have structured the redevelopment of Kenilworth Courts to meet the needs of our residents. That means including a range of units from one to six bedrooms that will accommodate households from seniors to families,” said Kimberly Black King, DCHA’s Chief Development Officer.

The multi-family buildings will have elevators, common space, a fitness center, business center, and a multi-purpose space. The townhomes will have outdoor spaces and parking spots.

DCHA has been and will continue to meet and engage with the community and neighbors throughout the redevelopment process.
